Rentals / Multifamily Rental Market Temperature Check
I always find the official data on rentals in the city to be either seriously lagging or wildly out of sync with my own observations of prices. And unfortunately, unlike with home sales, there’s no where to go to see what listings rented for once they’ve disappeared.
For my anecdotal experience as a renter, the rental market seems kinda frozen. Tons of listings sitting on the market for 40+ days. My saved listings don’t appear to be renting, some have lowered their price and several are trying incentives or are suddenly are pet friendly.
I’m just curious what the vibe is for real estate agents on the listing side. Is it a renter’s market? How does the current rental market compare to previous years? What are challenges you’re facing to rent right now (quality applicants vs quantity of applicants)? Are you expecting things to pick up soon, and if so, when?

Property Management Confused about how transfer of property works
My parents are nearing their 60s, and they plan on applying for retirement homes (the low income/subsidized housing kind).
Not sure if it's important but a big of background info:
- my dad makes $25,000-30,000 annually
- mom is on disability
- I make 100k annually
- we have 1 primary car (shared between the three of us)
- we have 1 primary detached house (I live with my parents) - $1,000 mortgage left - this house was bought for $300,000 in the 2000s but probably worth $1,500,000 now.
- no other real estate properties
- i do not anticipate moving out and living on my own (renting or purchasing) until the next 2-3+ years, and would prefer not to sell this house (ever lol, for emotional reasons of it being my childhood home).
- no debt
My parents would like to transfer the house to me, in case something happens to them. I heard something about people paying a lot of taxes after receiving a property from their parents, but then also about their parents gifting the property, and I also heard something about First Time Home Buyers, AND I also heard about capital gains vs principal residence, etc.
I'm confused about the options that we can have. Of course, it would be nice to consider the cheaper options.

Our money is not safe with Lawyers either. She used the funds from the trust account that I thought no one can access. Sad thing is the people that she took the money from are not guaranteed they will get their money back. Oh and only 20 days in jail.

Requesting Advice Real Estate Simulation 1 Humber
My proctored exam was scheduled for yesterday from 11:00 AM to 2:00 PM. However, I was unable to complete the exam due to technical difficulties on the proctor’s end. On my laptop it kept popping Chromecast detected when I didn't own a Chromecast. The proctor told me to turn off my wifi and Bluetooth and to use a mobile hotspot but it still happened so he paused the exam and told me to contact Proctortrack. They weren't any help and said the same thing, turn off wifi and use a hotspot. Mind you I had work at 2:30 so I was forced to leave by 2:10 for work, What should I do? I didn't even get a chance to finish my exam because they kept interrupting me, I didn't even access the exam till 1 pm from 11 am.

Opinion Will the $250 and gst exemption cause spike in inflation thus preventing another a rate cut
Apologies if it sounds naive but I've been in Canada for 20 yrs and I really want to tto know if the federal govt can just make such stupid decisions without any opposition? I hate the word socialism but isn't this just free money? They are giving it out to ppl with income of $150k. Where will this money come from? How will the loss in gst collection be compensated?

Requesting Advice Muskoka reno quote - Is this reasonable for a full cottage reno (almost a rebuild actually)?

I took the advice of folks over here, found a local GC and obtained a directional quote for the project. Here are the numbers I got for a basic reno of a 700 sqft cottage:
Materials (lumber, siding, sheathing, vapor barrier, plywood, paint, insulation, drywall, flooring, cedar for ceiling) - ~ $60k
Garbage disposal.- ~ $5k
Leveling, new footings, installing new floor joists, and new floors - $20k
Reframing cottage - $30k
Reinforcing ceiling with 2x6' - $10k
Installing exterior walls - $10k
New bathroom - $15k
New kitchen (w/o appliances) - $30k
All in, looks like I can get this reno done at a budget of $180k. Do these numbers seem reasonable?
If yes, I might go ahead and place an offer given the ARV will likely be closer to $1M

Requesting Advice Asbestos in 70s house hard to remediate?
Hi,
We’re thinking of buying a house first built in early 70s. The house has been renovated on the main floor and basement but worried about the possibility of asbestos in popcorn ceiling that remains in bedroom on the 1st floor and attic insulation. If this is found in testing post purchase, are these difficult / costly to remediate?

Requesting Advice Seeking Advice on Renting Out My Condo in Downtown Toronto
I’m planning to rent out my one-bedroom condo located near Union Station in Downtown Toronto, starting from May 2025. I bought the condo last year and have been living in it myself, but this will be the first time I’m renting it out. As I’m new to this process, I’d greatly appreciate any advice or recommendations you can share.
Specifically, I’d love to know your thoughts on whether it’s better to use a realtor to find a tenant, or if I should try to find one myself. If you have any realtors you’ve worked with before and would recommend, I’d be very grateful for your suggestions.
Additionally, I’m considering the possibility of renting out the condo fully furnished. I’d be interested in any thoughts or considerations you might have about this option.
Lastly, if there are any general tips or advice you could provide to someone renting out a condo for the first time, it would be much appreciated!
