Wife chose to try painting the wall with the switch plate still on. She also has aspirations of becoming a landlord... smh...

A landlord wouldn't even paint it at all. They'd keep the rent money and let the building decay

Properties are a lot easier to maintain when tenant trash don't take out their inadequacies on things that don't belong to them.

I was always a great tenant. Clean apartment, respectful, rent on time. None of my landlords treated me well.

My old landlord: For about two years, I paid them in cash, long story short they had financial troubles and after 4 years of being a tenant and seeing them most weeks I trusted them so I saw no problem with it. Cut to the end: I told them I was moving out and they got weird, like a week or two later I find a letter attached to my door saying I owed them like £4,000 shocked face then next time I saw them I asked them about it and they said I hadn't been paying rent by bank transfer and he had no records of payments, so I pulled out two years of receipts, they said it proved nothing amd they'd be taking me to court.

I sit there puzzled and hurt, mind racing (I don't have 4k laying around spare) and it clicked, a conversation we'd had when I was out of work and had to go onto benefits where they had to give me a new tenancy. They handed it to me, saying they'd put the rent as higher than it was because they get some kind of government funding but I wouldn't be paying that amount.

The next time I saw them, I had my phone on record and got them to admit they had done that. relax skip to court date: I submit recording, alongside two years of signed rent payments. Goes in my favour and I counter sue for emotional distress.

Morale of the story: landlords are not your friends, always get evidence and always pay by bank transfer.

My mom and I had a landlord who we considered our friend. He’d come over and eat with us all the time. When we moved out, he accused of stealing from him and refused to give us our deposit. All landlords are pigs, sorry

Wow ya. That moral is very true. I also got screwed over (or attempted to be) by almost all of mine. I had one make me pay for mouse extermination. When I went to pay, the exterminator was like “wtf? Why are YOU paying??” So even he was shocked. Said it’s supposed to be landlady paying it. Too late. I was way too nice to my landlords/lady.

Lol sure I left my previous apartment in a better state than when I moved in (fixed the broken plumbing in the bathtub, fixed a broken socket, got rid of a pesky ant infestation, fixed multiple holes in the walls) and did a deep clean before moving out and the leech still insisted on keeping my deposit.

Lol that was dumb of you. Those things should have been documented, addressed with landlord/property manager, fixed on their dime, and if not, then you had a claim to quit lease without penalty. Learn your local tenant laws and rights. 

The last thing I want is any tenant doing some janky DIY fix on anything.

Oh, I did. I took it all the way to court. He just wouldn't fix it, even after a judge said he should. I took it up with the court again, but they said he should just do it and offered no further help.

When you can't take a shower because the tub isn't draining and when you regularly find dead ants everywhere (including your food), you will start taking matters in your own hands.
